Our Commercial First Mortgage Loan Offerings

  • Loan amount: $250K to $5M
  • Amortization period: Up to 30 years
  • Rate: Variable or 10–15-year fixed, locked at commitment with a required loan fee
  • Structure: U.S. T-note rate + 225-300 bp + other variables
  • Prepayment penalty: 2% on prepaid amount or yield maintenance formula (open to negotiation)
  • Types of investors: U.S. brokers (and other lenders or investors through existing loan purchase and participation)

Our Minimum Loan Requirements

  • Maximum 75% loan to appraised value
  • Minimum debt service coverage ratio of at least 1.15:1
  • Environmental questionnaire completion
  • Possible Phase l assessment
  • Personal guarantees
